Both can hide behind a perfectly sound paint film, which is why appearance is not a reliable guide to extent.

The reason the surface looks intact is that fungal decay works from the inside outward, consuming the wood's strength long before the outer shell gives way. A piece of trim or a joist can be substantially hollowed and still feel solid if you tap it lightly. This is why any suspicion of decay requires probing with a screwdriver or awl to discover what is actually there. The local climate favors dry rot in particular because the region's abundant moisture and the seasonal swings between wet and dry conditions create the sustained dampness that fungi need. Wet rot is more common where water is actively leaking, such as under a failed fascia or at a window sill, or where condensation collects in an uninsulated or poorly ventilated space.

Termite and Beetle Damage, and How It Differs from Rot

Termite and wood-boring beetle damage differs fundamentally from fungal rot, though the two often occur together. Termites hollow out a timber from the inside along the grain, following the softer spring wood and leaving the harder summer wood as a thin, often mud-colored shell. They travel in mud tubes on masonry surfaces to reach wood above grade. Wood-boring beetles, including powderpost beetles common in older homes, leave exit holes the size of a pinhead or larger and deposit fine sawdust called frass around the hole. Both insects are attracted to wood that is damp, and both are more likely to thrive in wood that is already weakened by fungal decay. This is why a single piece of framing often shows signs of both insect and fungal damage. Identifying which insects are present, determining whether an infestation is active, and treating it are the work of a pest control operator licensed or registered in your state. A carpenter does not apply pesticides, fumigate, or claim to eliminate an infestation. What a carpenter does, working from your pest inspection report, is remove the damaged wood and rebuild the structural member or trim with new material.

The distinction matters because the two trades address different problems. A pest operator tells you what is there and what needs to be treated. A carpenter then removes the wood that insects have damaged and closes the moisture path that invited them in the first place. If you have had a pest inspection and it shows termite or beetle damage, bring that report to your carpenter so the extent of wood replacement can be accurately estimated. The carpenter's job is to rebuild the structure soundly, not to guarantee that insects will not return. That depends on keeping the wood dry, which is a maintenance responsibility shared between you and your contractor.

Reading the Signs Before You Open Anything Up

Before you open up a wall or floor, a few simple observations can tell you whether decay is likely and where to look. Paint that blisters, peels, or holds moisture at window sills, door thresholds, or along the base of exterior trim is a sign that water is getting behind the paint film. Exterior trim, fascia, or soffit that gives under thumb pressure or that a screwdriver sinks into easily suggests loss of wood density. Doors and windows that have become sticky, hard to close, or misaligned may indicate that the framing around them has swollen from moisture or that the sill has decayed and shifted. Inside, a soft or springy patch of floor, especially near an exterior wall or under a bathroom, points to subfloor or joist decay. A deck board that flexes more than it used to or that feels soft underfoot suggests rot in the joist or ledger connection. A musty smell in a basement, crawlspace, or enclosed porch is a sign of sustained moisture and often precedes visible decay. None of these observations means your home is in danger, but they are all worth investigating promptly.

The key point is that probing is how you actually determine extent, and surface appearance nearly always understates the problem. Paint can hide rot completely. A joist that looks sound on one side may be hollowed on the other. The soffit or fascia that looks dry in winter may be saturated in humid summer months. A homeowner can do preliminary checks with a screwdriver or awl, pushing gently into suspect wood and noting whether the tool sinks in easily or meets firm resistance. What Decay Does to a Floor, a Deck and a Wall

The bounce comes long before any risk of failure, and it is often the first sign that decay has progressed far enough to matter. The location of decay matters greatly. Decay at a bearing point, where a joist sits on the sill plate or where a ledger bolts to the house, is more serious than decay mid-span because it affects the load transfer itself. Similarly, decay in a rim joist or sill plate affects the entire load path from the wall above. Decay in the middle of a joist, if the wood on both sides is still sound, can often be addressed by sistering a new piece alongside it. The progression is straightforward: wood loses stiffness, the homeowner notices bounce or movement, and the carpenter assesses whether the remaining sound section is enough to carry the load or whether the member must be replaced. This is not a sudden emergency but a predictable sequence that gives you time to plan and budget for the repair.

Repair or Replace: The Actual Criteria

The decision to repair or replace a decayed member comes down to four practical criteria: how much sound wood is left, where the decay is located, whether the water source can be closed, and how the two costs compare once access is included. A member with only 20 to 30 percent of its original section remaining is almost always better replaced than patched. A member with 60 to 70 percent sound and decay only in one section may be a candidate for repair. The location matters: decay at a bearing point is harder to repair safely than decay mid-span. The water source matters because if it is still active, any repair is temporary. If the gutter is still failing, if the flashing is still leaking, or if the condensation is still forming, the new wood will decay the same way. A good repair plan always includes closing the water path, whether that means fixing a gutter, replacing flashing, improving drainage, or adding ventilation. Finally, cost must account for the access work itself. Opening up a wall or floor to expose a joist costs money. If you are already open, replacing the joist instead of sistering a new piece alongside it is often not much more expensive and leaves you with a more durable result.

Sistering is a middle path: a new joist or beam is bolted alongside the damaged one, and the two carry the load together. This works well when the decay is limited and the bearing points are still sound. Epoxy consolidants and wood fillers have a real but narrow use on non-structural trim, such as decorative casing or fascia, where the wood is worth saving for its character and the member is not carrying load. Filler and epoxy over structural rot is not a repair and will fail. A good contractor will quote both options where both are honest answers, explain the trade-offs, and let you decide. Sometimes repair is the right choice. Sometimes replacement is. The key is understanding why, not being sold one answer before the damage is even opened up and measured.

Who Does What: Carpenter, Pest Operator, Engineer
